New Player Guide - Building a Home
Some people are city folk who like spending time in town; others like the wild and open country; some even prefer a nice dark dungeon. Yet almost everyone on Ultima Online eventually finds that they need a place to call their own. Whether it's because you love decorating, have a deep need for a secure location, or merely require storage space beyond what your bank box provides, there are many benefits to owning a house.

The process of purchasing a house is not very complicated; there are basically three steps. First, find an architect NPC and purchase a house placement tool. Second, find an empty plot of land where you would like to live. Third, use the house placement tool to construct a house in your desired location.

Placing your house can be easy or difficult depending on what you're looking for. Generally the closer you are to a town, the more difficult it is to find an empty space. Also, there is more empty space in malas than in felucca. The larger the house you want to build, the more difficult it will be to find a space that will accomodate it.

Deciding what kind of house you want to buy will depend on your needs and your finances. The classic castle, while not particularly attractive, is still a popular choice because of the high storage count and the inherent security in it - it is the only house with a "moat" which allows you to recall directly into the house. Custom houses, while expensive, allow you to put your creative energy into your house and become the envy of your neighbors.

Once you've purchased a house, double-click the house sign to view the information and select options. If you purchased a custom house, this is how you enter the custom construction tool.

To store items in your house, don't simply drop things on the ground - these items will decay and disappear. To keep things safe, say "i wish to secure this" and target the item you want to keep. That makes the item a part of the house, and it will become immobile unless you use the "i wish to release this" command, or unless you demolish the house. Look at the list of commands for more house commands.

On ABCUO you can own two houses on your account. You cannot place a house unless you have at least 7 GM skills. There is no penalty or grace period for demolishing/rebuilding houses. There is a period house cleanup; read the shard rules for the current time periods.
